I work both sides of the closing table. As a REALTOR, I list and sell homes across Southern Utah. As a licensed mortgage lender, I help buyers find the right loan for the right house. Some clients know me from one side, some from both. The through-line is always the same: one person picks up the phone, answers the late-night email, and walks the property with you from first conversation to final signature.

Story: From Shared Walls to Their Own Four Walls

Blaine and Nicole were done with townhome living. The shared wall, the lack of a garage, the feeling that the space wasn't truly theirs. They were ready to move up to a single-family home, but like most move-up buyers, they had one big question: How do we make the money work?

As their listing agent, I prepared net seller sheets so they knew exactly what they'd walk away with after the sale. Then, as their mortgage lender, I mapped those proceeds directly into their financing for the new home, covering down payment options, loan choices, and a monthly payment they felt great about. No relaying numbers between a separate agent and lender. Everything coordinated, everything accounted for.

Today, Blaine and Nicole have the garage, the space, and zero shared walls.

Story: First-Time Buyer Builds Smart with New Construction ADU 

Erick's path to homeownership looked different from most first-time buyers, and that's exactly what made it work. Instead of shopping the resale market, Erick and his family partnered with a local builder to construct a brand-new home that included an Accessory Dwelling Unit (ADU) above the garage. The ADU wasn't just extra square footage, it was a financial strategy. By designing rental income into the property from the start, Erick was able to use that projected income to strengthen his mortgage qualification, turning "not yet" into "let's close."

Building new construction as a first-time buyer comes with questions, and Erick's family was involved every step of the way. Having a lender who could walk them all through the construction loan process, ADU income documentation, and every detail in between made the experience feel manageable instead of overwhelming. The result: a new home with built-in equity potential and a rental income stream from day one.
