Home sales. Mortgage closings. New builds. Relocations across state lines. Every story on this page started with the same thing: a conversation with one person who stayed with them the entire way.
Cedar City to St. George and every community in between. Here is what clients have to say about working with me.
I'm excited to feature your story here!
I work both sides of the closing table. As a REALTOR, I list and sell homes across Southern Utah. As a licensed mortgage lender, I help buyers find the right loan for the right house. Some clients know me from one side, some from both. The through-line is always the same: one person picks up the phone, answers the late-night email, and walks the property with you from first conversation to final signature.
What clients say
Listings sold. Loans closed. Keys handed over.

no stone unturned and genuinely has your best interests in mind at all

Story: From Shared Walls to Their Own Four Walls
Blaine and Nicole were done with townhome living. The shared wall, the lack of a garage, the feeling that the space wasn't truly theirs. They were ready to move up to a single-family home, but like most move-up buyers, they had one big question: How do we make the money work?
As their listing agent, I prepared net seller sheets so they knew exactly what they'd walk away with after the sale. Then, as their mortgage lender, I mapped those proceeds directly into their financing for the new home, covering down payment options, loan choices, and a monthly payment they felt great about. No relaying numbers between a separate agent and lender. Everything coordinated, everything accounted for.
Today, Blaine and Nicole have the garage, the space, and zero shared walls.
Review: "Scott is an amazing loan officer. Our refinance went smoothly and closed
within 2 weeks. He was very conscientious with every detail and
professional. He was in contact often throughout the process. We will
definitely use him in the future for our real estate needs."

Story: First-Time Buyer Builds Smart with New Construction ADU
Erick's path to homeownership looked different from most first-time buyers, and that's exactly what made it work. Instead of shopping the resale market, Erick and his family partnered with a local builder to construct a brand-new home that included an Accessory Dwelling Unit (ADU) above the garage. The ADU wasn't just extra square footage, it was a financial strategy. By designing rental income into the property from the start, Erick was able to use that projected income to strengthen his mortgage qualification, turning "not yet" into "let's close."
Building new construction as a first-time buyer comes with questions, and Erick's family was involved every step of the way. Having a lender who could walk them all through the construction loan process, ADU income documentation, and every detail in between made the experience feel manageable instead of overwhelming. The result: a new home with built-in equity potential and a rental income stream from day one.
Review: "We just bought our first home in Cedar City, Utah and had the best
experience with Scott and Guild Mortgage. With Scott’s expertise and
guidance we were able to get a 2/1 temporary buydown to keep our payment
low for the first couple of years so we can refinance at a lower rate
down the road. Scott is the best Southern Utah mortgage lender by far
and we could not be more happy with how easy he made this process for
us!"
Review: "To say Scott went the extra mile would be an absolute understatement. He
went mile after mile 100% of the way. They were having trouble getting
one of our documents from another mortgage company, Scott called every
single day until he got what we needed. He taught us everything there is
to know about mortgage and interest rates. He sent us videos, texted,
emailed & called so that we were fully informed. And in the end we
got the home that we wanted. Scott was a tremendous help an amazing help
you can't go wrong having him be your mortgage broker."
The coordinator difference
One person. Two licenses. Zero handoffs.
Most real estate transactions involve a listing agent, a buyer's agent, a loan officer, and a closing coordinator who have never met each other. Information falls through the cracks because nobody owns the full picture.
I hold both a real estate license and a mortgage lending license. That means I can list your home, coordinate your purchase financing, and quarterback every deadline in between. The people in these reviews experienced what that actually feels like: fewer surprises, faster answers, and one phone number that works from first showing to final walkthrough.
Every story above started the same way: a simple first step.
The home valuation questionnaire takes about four minutes. I will send back a written value range, a pricing strategy, and a clear outline of what happens next. No obligation, no pressure call, just the information you need to decide on your own timeline.
Every review on this page started the same way someone on this page is starting right now: wondering if they found the right person to help them make a move.
The valuation questionnaire takes about four minutes. I will send back a written value range and a clear outline of next steps. No automated follow-up. No pressure. Just one real conversation with someone who lives here, works here, and answers his own phone.
